People all across the country are learning about, and jumping on the tiny house bandwagon. With these tiny homes, it becomes clear that a home can be luxurious and tiny at the same time. If you’re looking into building a tiny house though, the one thing you’re going to see hundreds of is floor plans. Tiny home floor plans are essential when you’re looking into building a tiny house.

You want a home that breathes, that flows, that meets your needs and feels right for you. But without a floor plan, you might as well just start nailing a few boards together and hope for the best. Tiny houses can be stunning to live in, delightful to own, incredibly cheap to build, and beautiful to behold. Everything a tiny house could be, though, has to be boiled down to a floor plan.

What Are Tiny Home Floor Plans?

Floor plans overall are the initial layout of a home. They’re incredibly simple line drawings showing just the walls and rooms from above. They show you where everything theoretically could go in reference to rooms and sometimes large appliances. Floor plans are an essential addition to building any home, and tiny home floor plans are even more essential. They help you visualize all of the efficiencies and additions to the space that you may need, which is important in a 400-foot house.

You need to take advantage of all of the possible space, and house plans help you visualize that space in a clean and straightforward manner. Without house plans, you wouldn’t be able to see the flow of the house, or how it’s laid out. This can leave you blind to the outcome of your home, especially if you’re getting it built. Floor plans are important, and tiny home floor plans are perfect for showing you exactly how a house so tiny can feel like home. How do tiny home floor plans stand up to building plans though?

Floor plans vs. building plans

Building plans and floor plans are very different from one another. Floor plans, especially tiny home floor plans, are meant to show you a basic idea of the house. It’s overall just the layout of what that internal structure will be like. Building plans are much more in-depth, with some building plans even telling you how many nails you should have for the project. When it comes to the different plans, the floor plan will help you pick the build you want, and the building plans will help you actually build the house that you want. Building plans can also help you obtain a permit to build, and may help you obtain a loan if you prefer that route of financing your tiny home.

Benefits of using a floor plan

Floor plans are one of the most essential plans you can have available to you. You need to know what goes where to see if you even like the house. Floor plans show you how many stories a house is which is essential for tiny homes because they have the option of being one or two storied. Tiny homes also sometimes exclude a bathroom, and a floor plan lets you know if they have a bathroom or not. Not only does it give you essential information about the rooms themselves, but in a tiny house, sometimes you don’t have a workspace. Workspaces aren’t commonly set up in a different room.

Cost of professional floor plans

If you want to get your floor plans professionally done, you’re going to need a little money tucked away. Each floor plan cost will be different, especially for tiny home floor plans. The cost is also dependent on the location you’re in, the kind of floor plan you want, and the size of your home. For one example, this floor plan is in New York City and notes that the square feet from 0 to 750 would be between $140 and $200. This price changes all the time based on the company you’re working with, the size of the home you want, and the place you’re going to build in, which is why some people are happy making their own with a simple floor plan design app.

Using online floor plan design apps

There are a wide variety of floor plan apps. Before you can get started, though, you should try to become familiar with the laws for your state. If, for example, you legally have to have a specific width for your hallways, you’ll want to know that or risk getting your building permit denied due to your structure being unsafe. Once you’re familiar with all of the ins and outs of the law, you can start planning away with them in mind.

You can add measurements, sizes, and labels. Two-dimensional floor plan builders like this one add a cleaner touch than hand-drawn plans. Three-dimensional ones like this one can add even more detail, for a more professional feel. If you’re strapped for cash, then planning your own tiny home layout, either on a trailer or set on a foundation, is much smarter. Though the average Joe doesn’t have the skills of an electrician or a plumber, it’s much cheaper having them check your work than paying a boatload for official plans.

Smooth and Spacious Tiny Home Floor Plans

There are hundreds of different tiny home floor plans out there, but naturally, some are more impressive than others. Just looking at some of these tiny home floor plans in comparison with their finished photographs is enough to make some people want to start minimizing their lives. You can even build a tiny home on a trailer, which makes you mobile and independent.

Some people don’t think you can have smooth and spacious homes built within 400 feet without making serious sacrifices, but some floor plans deliver just that. Note, some floor plans are released only when you buy them bundled with building plans. Don’t fret though; there are hundreds available for free out in the world.

Cottage Style

The floor plan for this beautiful tiny house is a total of 1,226 square feet, and even though it breaks the 400-foot rule, it’s still a tiny home. Even better, this tiny house has free tiny home floor plans. These plans detail a two bathroom cottage with an opening in the second floor to look down onto the first floor, much like a balcony. That’s all you’ll get unless you want to buy the other kinds of plans. It is a delightfully lovely floor plan, one many people (even myself) have fallen in love with.

Plan #45-334

Even though this plan doesn’t have a cool name, it is a smooth and logical floor plan. Featuring a walk-in closet and a full bathroom, it’s a cozy living space that doesn’t look small. It also has a porch, and it’s easy to see how you could move from room to room without much difficulty at all. That makes for an incredibly easy plan to get your head around even though you do have to pay for the building plans. It even allows you to add a crawlspace which gives you more storage space than is in the original plans. Tiny home floor plans like this are quaint while still being spacious.

Dry Creek Guest House

This cabin is small and meets the traditional criteria of being under 400 feet. It only has 336 square feet for the whole house. Looking at the pictures though, you can see how this house doesn’t feel so tiny. It’s smooth, spacious, and yes, even luxurious for its size. These tiny home floor plans are easy to read and simple enough to put together, even though it makes the little rustic cabin seem so much smaller than the photos. A spiral staircase cuts down on the space the stairs would take up, and leads you to a beautiful loft. Tiny homes like this one are popping up all over the country. What happens if you want to take your tiny house across the country?

Cypress 20 — Overlook

The Cypress 20 is a well known tiny house, mostly because it’s built by a well known tiny house building company called Tumbleweed. Their Cypress 20 — Overlook model is mobile since it’s built on a trailer. Thankfully, it has a bathroom with a stand-in shower, a great room, storage space, and more. It gives you the freedom to be mobile all while keeping your luxuries. Of course, you can design your own tiny home (they give you the option to do it yourself with building plans), or they can build your home for you and deliver it. If money isn’t an issue, then why not have it built? Otherwise, save in labor costs and do it yourself.

Ayn — Tiny Home

The Ayn is a tiny home built as a cabin and with a smooth floor plan. The builder even gives you a slew of information right off the bat. You get the floor plan, standard features, and options. That is, of course, if you want to have them build your tiny quaint cabin home. It doesn’t look like there’s an option here to buy the building plans so that you can build this quaint cabin yourself, which is frustrating if you’re planning to save the money on construction. But if you’re looking to build a tiny home, this one has a great floor plan.

The Tamarack Tiny House

The Tamarack is a house with an amazing tiny home floor plan. With a full kitchen and a living room with a mounted LGP fireplace, it’s a dream. It also has a full bathroom, meaning that there isn’t much left that you’ll want. There are stairs that lead up to the sleeping loft. Paired with a storage loft, you’ll be able to store anything you want to take on the road with you. This easy and elegant design is enough to make someone who loves small houses swoon. Designed to tolerate Minnesota winters, this tiny home really pulls out the stops for its residents.

The hardest part when looking for a tiny house floor plan is choosing. You’ll know from looking at a floor plan if it’s too small, or if it’s just right for you. Thankfully you can help in this process by knowing the laws in your area.
